Sherrill made addressing housing costs a cornerstone of her broader affordability agenda \u2014 recognizing that high rents, limited supply, and barriers to homeownership are limiting economic opportunity for families across the state.<\/p>\n\n\n\n<p>Sherrill\u2019s housing platform included:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Ending diversions from the Affordable Housing Trust Fund,<\/strong> instead of using it to fund unrelated budget priorities.<\/li>\n\n\n\n<li><strong>Reforming outdated zoning laws <\/strong>so that a greater variety of housing options can be developed statewide.<\/li>\n\n\n\n<li><strong>Streamlining permitting and regulatory processes <\/strong>to cut red tape, lower housing production costs, and boost supply.<\/li>\n\n\n\n<li><strong>Strengthening support for first-time and first-generation homebuyers<\/strong> so that homeownership and generational wealth building are within reach for more New Jersey residents.<\/li>\n\n\n\n<li><strong>Expanding tenant protections<\/strong> to hold negligent or discriminatory landlords accountable.<\/li>\n\n\n\n<li><strong>Cracking down on predatory<\/strong> rental practices and enforcement gaps that drive up costs and undermine housing stability.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<p>Thanks to New Jersey\u2019s landmark 2024 law strengthening the Mount Laurel Doctrine, <strong><a href=\"https:\/\/www.fairsharehousing.org\/press-release\/new-affordable-housing-law-delivers-results-nearly-all-nj-towns-resolve-challenges-by-dec-31-deadline\/\">far more towns than ever before<\/a><\/strong> are creating affordable homes.<\/p>\n\n\n\n<p>But with housing costs at record highs, advocates say now is the time for bold action to protect and build on this progress \u2014 especially amid looming federal funding threats.<br><\/p>\n\n\n\n<p>In November, following Gov. Sherrill\u2019s election victory, advocates representing over 150 housing, civil rights, economic policy, and faith-based organizations sent a <a href=\"https:\/\/www.fairsharehousing.org\/press-release\/150-organizations-urge-gov-elect-sherrill-to-take-bold-action-on-housing\/\">letter<\/a> outlining key policy recommendations and encouraging her incoming administration to make housing a top priority.<\/p>\n\n\n\n<p>\u201cNew Jersey voters gave Governor Sherrill a mandate to address a housing crisis that has been decades in the making,\u201d <strong>said Adam Gordon<\/strong>, executive director of Fair Share Housing Center. \u201cHer campaign recognized that housing affordability and economic opportunity are deeply connected, and we look forward to working with her administration to translate those commitments into action.\u201d<\/p>\n\n\n\n<p>Recent <a href=\"https:\/\/www.njfuture.org\/wp-content\/uploads\/2025\/10\/New-Jersey-Future-GHNA-Poll-Results-2025.pdf\" rel=\"nofollow noopener\" target=\"_blank\">polling <\/a>shows that overwhelming majorities of New Jersey voters want state policymakers to take action on housing costs.
